Job Summar y: The Construction Services Specialist manages our building and store designs for the highest levels of quality, best value, and manageable lifecycle through focusing on evaluation of systems, test to rollout, communication, and education. This role is responsible for the strategic management of all project designs, vendor activities and logistics related to Construction and Retail Implementation. Responsibilities include design support of the construction prototype drawings, program level management of vendors, development and maintenance of the retailer benchmarking program to identify and implement “best in class” practices, and technical support for sourcing and design activities to ensure highest quality standards and consistency are achieved at all project locations. This role is the technical, subject matter expert, in assigned fields. The primary responsibility is to create and manage the holistic process from design through execution to drive quality, evolve design, provide best value, and implement change for continual evolution of our store

Principal Duties:

  • Create and manage the holistic process from design through execution to drive quality, evolve design, provide best value, and implement change for continual evolution of our store systems.

  • Provide technical expertise and support for design of total building system performance at optimal efficiency for all projects: building prototypes, custom projects, and remodel projects.

  • Manage a select team of third party consultants to create a team that provides the best valued designs for new and remodeled Wawa facilities.

  • Train, educate, and manage our vendor partners to ensure Wawa standards, policies, and procedures are followed during all phases of the design process.

  • Manage the ongoing development and maintenance of standard equipment specifications including all technical and dimensional information for design purposes and for submittal to Boards of Health, Building Inspectors and Code Enforcement Officials.

  • Develop new and maintain existing specifications and designs, in conjunction with Store Design and other Construction Services Specialists to value engineer initiatives while maintaining high quality standards and providing for product availability to support the overall build plan.

  • Assist with the development of design changes (i.e. bulletins) for the construction team, coordinating with other Construction Services Specialists for implementation and distribution.

  • Provide the technical guidance for Strategic Sourcing and Enterprise Productivity to define or develop specifications for the RFI/RFP/RFQ process. Provide recommendations during vendor selection process. This process should include: analysis of construction costs trends by reviewing construction cost metrics, commodity market changes, and material and installation costs along with technical requirements. Negotiate vendor support and supply contracts to provide the best value to Wawa.

  • Represent the company and provide testimony as required before municipal plan reviewers and advisory boards and other formal/informal municipal groups.

  • Manage the vendor program for new stores, remodels, and retail implementation projects by collaborating with business partners to achieve key strategic programs.

  • Provide forecasting and recommendations for all vendor programs to anticipate and address all gaps and opportunities to support ongoing and new projects. Anticipate changes due to budget, permit status and weather and adjust schedules and needs accordingly.

  • Collaborate with Strategic Sourcing and Enterprise Productivity to troubleshoot vendor issues and provide alternate solutions to support forecast.

  • Maintain a vendor scorecard program to ensure that installations and materials are of the highest quality in the industry. Promote quality focused initiatives, in conjunction with Facilities.

  • Identify and integrate new construction materials and designs with an understanding of impact on cost to the overall program.

  • Complete quarterly analysis of construction costs trends by reviewing construction cost metrics, commodity market changes, and material and installation costs along with technical requirements to revise design guidelines or inform new vendor selections. Develop and manage a vendor scorecard program to rate and identify opportunities for vendor changes across market areas or specialties.

  • Provide technical support to the Construction Project Managers during problem navigation or risk management. Evaluate risks or challenges due to design or existing conditions. Develop and evaluate multiple solutions based on capabilities to implement, cost, and schedule impacts. Recommend and support decision making.

  • Support Project Managers through decision making and design resolution to ensure that project schedules are started on time and maintained without interruption.

  • Evaluate the potential safety impact to General Contractors and Wawa associates when considering new materials or construction practices.

  • Approve invoices for custom and Remodel projects.

  • Participate in Strategic Sourcing Events when sourcing new Equipment.

  • Be aware of key drivers to emerging technologies (modular construction, energy efficiency, sustainable materials) to implement as a fast follower while maintaining brand and maintenance requirements. Test new approaches and designs as appropriate.

  • Focus on collaboration and partnership across the organization by initiating opportunities to solicit and respond to the ongoing needs of our partners, via regularly scheduled meetings, project site visits, or through actual problem resolution needs. Opportunities could include process changes, new material testing and implementation, and/or educational needs.

  • Perform periodic field inspections and design reviews of projects under construction and provide direction, problem solving, design support and feedback to the Construction Project Managers and General Contractors.

  • Drive more efficient decision making by creating a benchmarking database across retail partners to identify “best in class” practices and make recommendations based on findings. Attend industry events to develop and maintain a network of retail partners for benchmarking and troubleshooting.

  • Manage the overall process for how a new design moves through the design process, from concept to ultimate roll out. Develop metrics and methodology for testing, analysis, refinement, selection, and specification for all new designs. Issue key communications necessary to roll out changes and lead training and education efforts to ensure proper execution in the field along with review of maintenance requirements for our Facilities partners. Solicit ongoing feedback post rollout and provide communication to the organization regarding results.

  • Manage the Construction Team Internship program, as assigned.

  • Oversee and manage special projects as required (Engineering focus - HVAC systems replacement, refrigeration system replacement)

Essential Functions:

Basic Qualifications:

  • Bachelor's Degree in the field(s) of Mechanical Engineering or Electrical Engineering preferred or equivalent work experience in an engineering design field, or within the construction industry

  • Minimum 5 years of experience in either commercial construction project management or Engineering design preferred

  • Knowledge of MEP system design, current building codes, and construction ways and means

  • Knowledge of refrigeration and humidity control systems

  • Knowledge of construction project scheduling, project management, and cost estimating

  • Negotiations training or specific negotiations experience required

  • Ability to interpret construction drawings including architectural and site plans
