The Project Superintendent is responsible for the daily management of the overall project site including all coordination activities the General Contractor. Able to interact with Sub-Contractors, Architects and Engineers and their Sub-Consultants, Show / Ride Vendors and the various Park Operating Departments (Operations, Security, Food, Merchandise, etc).  Responsible for ensuring that the work being installed by the Contractors is per the drawings and specifications, using sound construction practices and good quality workmanship.  This includes but is not limited to ensuring the latest drawings, specifications and Universal’s environmental, occupational health and safety procedures are being followed and that the facilities being built are dimensionally accurate.  Demand quality from all contractors, subcontractors and vendors while meeting cost and schedule requirements

  • Responsible for the overall smooth operation of the job site including cleanliness, order, coordination, efficiency, and productivity. Primary liaison between the construction jobsite (field) and the office.

  • Continually find solutions to conflicts in structural / architectural / mechanical / electrical drawings and specifications by conferring with internal team to coordinate these solutions with the General Contractor.  Identify contract document conflicts and recommend solutions to the Project Manager and Facility Design Manager.

  • Enforce quality control and monitor the contractor and subcontractor’s schedules.  Ensure construction work complies with all engineering standards, codes, specifications, and design documents. 

  • Coordinate inspections with General Contractor, consultants and authorities as required.

  • Review Project Schedule and General Contractor 2 week look ahead schedules, ensure that contractor and subs are tracking to schedule.  Report any discrepancies to Project Management Team.

  • Maintain record documents daily, weekly, and monthly reports; of contractor, consultant, and owner actives, including significant project events and milestones. Including detailed Daily Reports.

  • Work with Facility Design Managers to provide information and interpretation of plans, detail sheets and specifications for contractors and subcontractors.

  • Work closely with General Contractor Safety Representative and Internal Environmental, Health and Safety team to ensure a safe job site.

  • Verify and report accurate quantities of onsite labor by trade provided by contractor; accurately monitor material to insure quantities that the contractor has on site is sufficient to complete the Project in the field. 

  • Duties include being able to check layout work competently, accurately and efficiently.

  • Understand and actively participate in Environmental, Health & Safety responsibilities by following established policies, procedures, training and team member involvement activities. 

  • Performs other duties as assigned.

  • This job may include nights and weekend work as needed by the project schedule.

     

Basic Requirements:

  • 3-5 years of Construction Superintendent experience; or 5 -7 years as a Journeyman in a building trade.

  • Proficient of local and regional codes and ordinances that inform a building design

  • Proficient at reading and interpreting construction documents and contracts

  • Proven experience managing multiple projects and contractors at once.

  • Proven experience managing Tenant Improvement, Ground up and Technology projects in a fast paced environment.

  • Proven experience in schedule management and consistent on time project delivery.

  • Previous experience with turnkey projects, specifically within the theme park/entertainment industry is preferred

  • Working knowledge of Facility Life/Safety Systems and equipment

  • Working knowledge of equipment, systems, quality control and troubleshooting within the area of responsibility (Electrical, HVAC, Water Treatment, Plumbing, Construction, Painting, Landscape, Construction, Maintenance)

  • Experience in writing and issuance of Request for Proposal (RFP) documents and of Request for Information (RFI) documents.

  • Ability to get along with people and to communicate in a professional manner with Owners, Inspectors, Architects, and others having a direct interest in a project being constructed.

  • Ability to demonstrate creative problem-solving techniques to resolve project issues.

  • Ability & willingness to work overtime, weekends and holidays with short notice

  • Proficiency in Microsoft Word, Excel, Outlook, PowerPoint and Project.

  • Proficiency in Bluebeam.

  • Required On-Site: This position is required to be performed full-time from an NBCUniversal-designated worksite.

Salary range: $90,000.00-$110,000.00 (bonus eligible)
