ILLUMINATION FOUNDATION Lead Housing Specialist in Stanton, California

Homelessness is the largest social and public health crisis in California. Illumination Foundation (IF) is a growing non-profit organization dedicated towards disrupting the cycle of homelessness by providing targeted, interdisciplinary services in our recuperative care centers, emergency shelters, housing services and children’s and family programs. IF currently has 13+ facilities with 22+ micro-communities scattered across Orange County, Los Angeles County and the Inland Empire.
Job Description
The Lead Housing Specialist is responsible for tenant selection, lease generation, property owner
relations, and housing program compliance.
The pay range for this position is $26.00 - $29.00 per hour, depending on experience.
Responsibilities
Select tenants for properties managed by Illumination Foundation utilizing agency resident selection criteria
Maintain internal agency documentation requirements in agency EHR and Google Suites.
Utilize the Homeless Management Information System to enter client information
Generate leases for new tenants
Assist case manager with client retention issues, utilizing evidence based practices to resolve lease violations while maintaining client housing
Complete rent reasonableness reviews for properties master leased by Illumination Foundation or directly leased to clients utilizing subsidies provided by Illumination Foundation
Complete income eligibility determinations for housing subsidy recipients
Generate and maintain program documentation in accordance with funder expectations
Coordinate with licensed staff and legal counsel to pursue lease compliance when necessary
Acts in an ethical manner reflecting core values of integrity, transparency, accountability, respect and responsibility. Acts above reproach in all that is done on behalf of Illumination Foundation.

Preferred Experience/Minimum Qualifications
Required:
Valid CA Driver’s License and eligibility for company vehicle insurance.
High School Diploma or equivalent.
Customer and client relations skills
Proficiency in Microsoft Office Suite (Outlook, Word, Excel, Teams).
Understanding of MediCal, Medicare, and continuum of care homeless services
Understanding of housing rental market and property management
Preferred:
2+ years working in homeless services preferred
Bilingual in English and Spanish.
Familiarity with HCD income eligibility calculator and rent reasonableness determinations.
Bachelor’s degree in related field.
Current real estate agent or broker’s license.
