REI is seeking a Sr. Construction Manager to provide construction project management support for our network of existing retail stores focusing on retrofits, renovations, program roll-outs, and new initiatives. This job contributes to REI’s success by providing technical expertise, leadership, and program roll-out support services for a portfolio of retail locations. The Sr. Construction Manager, Existing Stores is responsible for execution of in-store retrofit and renovations projects. Responsibilities include day-to-day oversight of facilities issues within their assigned region, overseeing contractor performance and ensuring assigned projects meet budget and schedule metrics. The Sr. Construction Manager, Existing Stores will act as a liaison between store management, contractors, service providers, cross divisional leadership, landlords, and retail property management to deliver exceptional projects and drive efficiencies in accordance to REI’s established capital reinvestment program. Models and acts in accordance with REI’s guiding values and mission.

Key Responsibilities:

This role requires thorough advanced knowledge of Retail Construction Project Management practices. The ideal candidate applies advanced principles, theories, concepts, and strategic thinking. They use a wide application of strategies, policies, and previous experience to determine a course of action and deliver results independently. They plan and schedule daily tasks to be performed in support of the remodel program and makes choices on work prioritization with minimal assistance.

Functional Responsibilities

  • Manages multiple projects simultaneously including large renovation projects, program rollouts, and new initiative launches which may include new concepts and non-retail locations such as “Experiences” projects (signature campgrounds, gear banks, onsite rentals, etc.)

  • Effectively influence, negotiate, and communicate with internal and external business partners, contractors and vendors.

  • Establish and maintain project schedules and budgets, responsible for overall project delivery.

  • Monitors tenant improvement construction work to assure compliance with REI’s standards and lease requirements, including scope, schedule, and workmanship.

  • Delivers projects on time and on budget.

  • Manages change order negotiations and contract compliance.

  • Manages all aspects of construction for assigned projects including estimating, competitive bidding, scheduling, monitoring construction progress, reviewing drawings, performing final punch list, collecting close-out documentation, and resolution of warranty issues.

  • Reviews design concepts and prospective projects for constructability, cost avoidance and value engineering.

  • Provides input into design concept feasibility studies. Guides design professionals and diverse project teams through project scoping, phasing, design documentation, and pre-construction activities.

  • Responsible for tracking all permits, insurance and lien releases throughout a project.

  • Performs site inspections and generates punch lists, monitors General Contractor or landlord work until final completion. Monitors, tracks, and evaluates work performance of general contractors and vendors in accordance with the contracted standards, SLAs, and established cost labor rates.

  • Ensures contractor compliance of life safety/OSHA requirements are met on all job sites to minimizes risk.

Your Job’s Reach & Risk (level of impact to financial and/or staff resources)

Responsible for 3-5 large renovation projects annually (budgets $500k-$2M). Provides project management support for retail capital improvement projects (existing store initiative projects, budgets vary between $1M-$5M each and volume fluctuates throughout the year).

Required Skills & Experience

  • 10+ years retail construction project management experience, including experience with occupied store remodels. Or a combination of 10+ years of experience in mixed roles in the construction industry (for example 5+ years in a GC role, plus 5+ years in an owner-representative role).

  • Ability to understand and prepare estimations.

  • Able to read and interpret construction drawings, specifications, and communicate industry terminology.

  • Strong organizational skills with high attention to detail with experience working in a fast-paced environment.

  • Ability to manage multiple, geographically diverse, concurrent projects working remotely and auditing virtually.

  • Advanced skills in establishing and maintaining budgets, schedules, and deadlines, prioritizing, and managing resources to accomplish goals.

  • Executes effectively by using resources efficiently, meeting deadlines, and keeping others informed of work plans and progress toward goals.

  • Strong communication skills both written and oral.

  • Self-motivated with ability to work independently and in groups.

  • Demonstrated skills with relevant software for effective management and tracking of projects, such as Microsoft Office, Microsoft Project, Smartsheet, Workfront or similar.

  • Ability to travel up to 50% of the time.

Preferred Qualifications

  • College degree in Construction Management, Architecture, Engineering or related field.

  • Project management or construction management credential (PMP or similar).

Pay Range

$83,700.00 - $134,000.00 per year
