As our next Regional Business and Financial Controller Hub China, based in Shanghai, you are responsible for all business- and financial controlling related operational tasks, ensure consistent and accurate operational financials of the Hub and foster the know-how transfer for all financial related topics throughout the Hub.

Your new role – challenging and future-oriented

As part of the local Asset Management Controlling team, you

• Support the Financial Hub Head in planning, forecasting, reporting and analyzing the operational performance.

• Consolidate and prepare Hub figures, including top-down and bottom-up plans, as well as gather consolidated risk & opportunity register.

• Guide Regional/Zone Asset Manager in forecasting and pre-validate forecast figures and impact on SREs Key Figures.

• Analyse the financial figures of the operational business of the Hub and develop answers/provide transparency for different SRE and China-specific reporting requirements.

• Perform comparisons Actual vs. Plan and ad-hoc analyses and pursue effects of agreed measures.

• Provide guidance for commercial topics & business case support for all kind of projects to the Hub Finance Head and the Heads (technical/financial) of the Regional Asset Management Units (RAMs)

• Act as the commercial quality within the Hub for AP-related investment applications and you are the contact person for the global business controller in FIN AP XP.

• Perform different operational controlling analysis e.g. maintenance controlling (data quality checks, key figure reporting) in alignment with the Regional Maintenance & Technology Manager, vacancy rate tracking, pricing, REM-cost tracking.

• Train and support Commercial Asset Manager in regard to planning, forecasting, reporting and AP-content related aspects (e.g. IFRS 16, Pricing, Business Structure).

• Ensure adherence to all business controlling related requirements in the Hub (e.g. triggering event analysis, option judgment analysis, potential valuation of Real Estate Assets, potential calculation of termination payments)

As part of the global Asset Management Controlling team, you

• Manage the interface to the Global Support Center on a transactional steering-level and focus on improving efficiency of daily transactions and information exchange (commercial topics).

• Support the regional implementation of globally defined standards and processes to ensure comprehensive, consistent worldwide controlling approach for AP business.

• Provide commercial guidance for the implementation of global AP initiatives and projects.

Your qualifications – Combine professional skills & Real Estate know-how

• You have a real estate related academic degree or a comparable degree in Business Administration.

• You possess profound expert knowledge in Accounting and Reporting, Performance Controlling and Quality Management, as well as excellent data interpretation and management skills.

• You have advanced skills in risk management methods, maintenance principles and process management.

• You combine an excellent and distinct customer orientation with a comprehensive Real Estate business perspective/understanding.

• You are open to new technologies and leverage the potential of Siemens Real Estate’s tool landscape (e.g. Planon, Big Data, Tableau).

• You bring strong teamwork and collaboration skills combined with analytical solving/decision making in operational Real Estate business, alongside an assertiveness and ability to convince. Based on this you are able to leverage relationships within/across teams/work groups to achieve results.

• You are ready to enhance your leadership skills, demonstrating the qualities of a “great leader”: you are able to motivate, lead, coach, delegate assigned tasks and empower your employees to leverage their potential and deliver the best results, with great conflict management skills.

• You have intercultural sensitivity and have demonstrated the ability to build networks & partnerships in international environments.

• Excellent communication skills as well as business fluent English language skills and your profile. German language skills are a plus.

• Ability to travel up to 20-30% of the time mainly within the Hub China
